Validates Success of Concerted Marketing Effort

 

 

FORT LAUDERDLALE, Fla. -- Million dollar home sales in less than two months harkens back to the good old days when buyers were seizing opportunities to upgrade to larger residences or relocate to sunny South Florida from all over the world. The hot real estate market of two years ago has transitioned to a more favorable environment for buyers, but with the right type of marketing, sellers need not despair.

 

Real estate professional Ligia Jamieson of Keyes Company’s Fort Lauderdale branch has proven how an effective marketing strategy can tip the scales in the direction of the seller. She sold a luxury oceanfront condominium for $3.3 million in just six weeks. The cash offer that sealed the deal was one of four that she presented to the property owners after obtaining the listing.

 

“When sellers are considering RealtorsÒ as listing agents, it’s important that the sellers understand the details of the marketing efforts that will be undertaken on their behalf, especially under current conditions,” Jamieson said. “A Realtor must be willing to invest the time, effort and promotional dollars it will take to generate exposure and interest in their client’s property.”

 

“High-end properties usually require more investment on the part of the Realtor, but sellers at all levels of the pricing spectrum should be careful to select a real estate professional who is committed to using every possible resource to reach potential buyers,” she added.

 

In the case of the $3.3 million condominium sale, Jamieson took advantage of a variety of opportunities to attract buyer interest, beginning with the staging of the home to showcase the grand ocean views from every room. Staging capitalizes on the expert eye of a real estate professional experienced in viewing properties from the perspective of a buyer, and it involves the placement of furnishings, lighting and accessories to highlight the home’s most attractive attributes.

  

In addition to the home’s inclusion in the Multiple Listing Service (MLS), Jamieson promoted the home through the International Realtors’ Network, Keyes Luxury Portfolio program, and her own website, which is syndicated to all the major search engines. She also placed the home on the cover of the Sun-Sentinel Home Spot, featured it in the Wall Street Journal, and direct mailed panoramic full color postcards to over 2,000 qualified buyers. Jamieson created high-resolution virtual tours of the home and provided detailed photography to enhance her promotional efforts.

 

“The buyers told me that they especially appreciated the virtual tour and meticulous photography, because having access to such high quality visual representation gave them the chance to contemplate purchasing the condominium from out-of-state,” noted Jamieson. “While it takes a great deal of concerted effort to sell a home in this buyers’ market, the hard work is definitely worth it – I was able to show this listing to 28 qualified buyers in a very short period of time.”
